Terms & Conditions

The rates are for 2 people and extra guests will be charged at $35 per person per night.

Please note that parties and large gatherings are strictly forbidden at the property without prior permission given by owners.
Failure to disclose extra guests in the house will not be tolerated and can result in immediate termination of stay.

Rates are inclusive of all your bedroom and bathroom linen.
Prices for Public Holidays may vary so please ask for these rates. No charge for children under 1 if own bedding is brought.
Guests are to leave the house tidy and take all rubbish with them on departure.
Minimum stays vary depending on the house and the time of the year.
If you have any special requirements please do not hesitate to ask. We want to make your stay as enjoyable as we can.


Whilst we try to be as reasonable as we can with regard to cancellations we do have the following set of rules.
Each case is looked at individually.


ALL CANCELLATIONS once a deposit has been accepted will have a $50 administration fee.


If your booking is cancelled 8 weeks prior to your stay then the deposit is fully refunded less administration fee.
If your booking is cancelled between 8 and 4 weeks of the commencement of your stay then the deposit is 50% refunded
less administration fee.


If your booking is cancelled at between 4 and 2 weeks of the commencement of your stay then the deposit is 100%
nonrefundable.
Cancelled within two weeks of your stay 100% of your stay is required.
Cancellations within 4 weeks of booking for Dec 20 – Jan 31 will be 100% of total stay cancellation penalty.
If the property can be sold again for any of the days cancelled then a refund of those days will be given back to you once the
total stay period you booked has ended.
